Geography
Our core search is Leeds, West Yorkshire and North Yorkshire, with suitable opportunities considered across the wider Yorkshire region.
Local knowledge and practical oversight matter more to us than a long list of nominal target areas.
Future use
We consider continued commercial use, mixed use, visitor accommodation, C3 residential and HMO routes where appropriate. Every route must be tested against the property-specific planning, licensing, title, access, space, fire-safety, structural and Building Regulations position.

For a suitable unlisted opportunity, we are willing to retain the introducing agent and agree a buyer-side fee in writing before detailed appraisal.
The property, payer, amount, trigger, protection period and scope must be agreed separately in writing. This page itself creates no appointment or entitlement.

Recognise your building?
The ground floor may still be useful while space above contributes little. Tell us about access, occupancy and the existing accommodation. We can consider whether a workable future use merits further investigation.
Dated interiors, a difficult layout or refurbishment needs do not tell the whole story. Photographs, known defects and an honest description help us assess the relationship between potential and the work required.
Mixed uses, unusual accommodation or an early planning idea may require a conversation. Our published brief does not impose a fixed price or floor-area band; the building, proposed terms and feasibility are assessed together.
