Information we collect

When you contact us or submit a property, we may collect your name, role, company, email address, telephone number, the website route that led you to the form and the information you provide about the property. That property information can include its address, current use, occupancy, guide price, floor area, income, planning position, particulars link and additional notes.

Our hosting and security provider may process limited technical information needed to deliver and protect the site, such as security signals and connection information. We do not store your IP address or user-agent string in the property opportunities database.

How and why we use information

We use information to record, assess and respond to property opportunities; maintain an audit trail of submissions; protect the form from abuse; manage discussions and due diligence; and meet legal, regulatory or record-keeping obligations.

Our principal lawful basis is our legitimate interests in identifying and assessing property opportunities and operating our business. Depending on the circumstances, processing may also be necessary to take steps at your request before entering a contract, to perform a contract or to comply with a legal obligation.

Automated screening and human review

The form may calculate private screening figures using the information submitted and configurable internal assumptions. These figures support human review only. They are not shown to the submitter and are not used to make a solely automated decision with legal or similarly significant effect.

Service providers and sharing

We use Cloudflare to host and secure the website, store form records and send submission notifications. We may share relevant information with professional advisers, valuers, surveyors, designers, contractors, funders or legal advisers where this is necessary to assess or progress an opportunity. We may also disclose information where the law requires it. We do not sell personal information.

International transfers

Some technology providers may process information outside the United Kingdom. Where required, we rely on recognised safeguards, adequacy regulations or contractual protections.

Retention

We keep information only for as long as reasonably necessary for the purpose for which it was collected. We take account of whether an opportunity progresses, business record requirements, possible disputes and legal obligations. Records that are no longer required are deleted or anonymised.

Security

Property submissions are transmitted over HTTPS, checked by Cloudflare Turnstile, stored in a private database and restricted to authorised account access. Email notification failure does not remove the database record. No method of electronic transmission or storage is completely secure, but we use proportionate technical and organisational measures.

Cookies and similar technology

We do not configure advertising or analytics cookies on this site. Cloudflare Turnstile and the hosting service may use strictly necessary security technology to distinguish legitimate visitors from automated abuse and to deliver the website.

Your rights

Depending on the circumstances, you may have rights to access, correct or erase your information; restrict or object to processing; and receive certain information in a portable form. Some rights are qualified and may not apply in every situation.
