Speak to the person considering the purchase
At Winders, owners and agents speak directly with Reese Jake Winder, the founder assessing the acquisition. Your explanation of the building, its history and your priorities reaches the person considering the terms. That direct relationship is particularly useful when a property needs more explanation than a listing can give.
Ask who will assess the property and who can agree the commercial terms.

A buyer for its own portfolio
We consider properties for our own portfolio. You are opening a conversation with a prospective purchaser, rather than appointing us to find one. That makes our role clear from the beginning and lets the discussion concentrate on whether the building and proposed terms work for both sides.
An offer from us is a purchase proposal, not an independent valuation or a seller’s agency service.

Practical understanding of refurbishment
Reese’s background in carpentry and refurbishment shapes the questions we ask about condition, layout and the work ahead. A tired interior or awkward arrangement can be the starting point for an appraisal. The opportunity is considered alongside the cost and difficulty of delivering it, with specialist advice where required.

A focus on unused potential
Vacant upper floors, underused rooms and mixed-use buildings sit within our acquisition interests. We look at what space currently does and what a viable future use might involve. That is a useful conversation for an owner whose property has more potential than its present income or appearance suggests.
Future use depends on feasibility, permissions, demand and costs. Potential is not assumed permission.

Our published criteria describe the types of opportunity we seek without imposing a public fixed price or floor-area band. Owners can introduce a building with an unusual mix of accommodation, occupancy or refurbishment needs and let us assess the detail. Suitability comes from the whole proposal.

Start before the brochure is perfect
An address, your price position, current use and contact details are enough to begin. Owners do not need to commission a polished presentation just to open the conversation. Plans, photographs, leases and other information can then help us decide whether a fuller appraisal is worthwhile.
If the price is undecided, say so. An accurate starting point is more useful than a complete sales pack.

Discuss the sale privately first
A direct approach lets you explore our interest without first asking us to run a public marketing campaign. That can be useful while you are considering a sale or deciding how to discuss it with other people involved in the property. Tell us about any confidentiality requirements at the outset so these can be agreed.
Professional advisers and funding parties may need information during appraisal. Specific confidentiality terms should be agreed in writing.

Make your priorities part of the terms
Price matters, but so do access arrangements, occupiers, information requirements and the proposed completion date. A direct discussion gives you room to explain what a workable sale would look like. Where a purchase is suitable, the proposed terms and conditions can be recorded for that particular property.
Dates and terms need agreement. Funding, due diligence and approvals still apply.

Get the difficult questions onto the table
Title, leases, access, planning, condition and likely works all affect whether a purchase is deliverable. Our stated process brings these subjects into the appraisal. For a complicated building, addressing a known issue early gives both sides a clearer basis for deciding whether to continue.
Early appraisal helps identify issues; it cannot eliminate discoveries during legal, technical or valuation work.

An approach that includes your agent
Selling directly to a principal does not require you to cut out an agent. We welcome suitable introductions and record them. Owners who already have representation can keep that relationship while their agent discusses the opportunity with us. Any relevant fee arrangements are agreed separately in writing.
Check your existing agency agreement. Introducing us does not cancel any fee or contractual obligation.

Evidence you can examine

Existing information, approved proposals and design concepts are identified so you can understand what each item shows.
Proposed studio imagery is not evidence of completed interiors. Ask for the current project position when it matters to your decision.

The strongest offer is one you understand.
Ask any prospective buyer who is buying, how the purchase will be funded, what must happen before exchange, what could change the price and how the completion date will be agreed. At Winders, funding is arranged for each acquisition. We do not promise an unconditional cash purchase, a fixed completion period or the highest price.
A direct proposal does not test the whole market. If your priority is broad exposure or competitive bidding, discuss a marketing strategy with a commercial agent. Take your own legal and valuation advice and compare net proceeds, conditions and deliverability alongside the headline figure.
Does contacting Winders commit me to a sale?
An initial property submission starts a discussion. It is not an acceptance of an offer or a binding sale agreement. Any subsequent terms or exclusivity arrangements should be considered separately with your adviser.
Do I need planning permission before I contact you?
You can introduce a property at an early stage. Tell us its current use, any permissions and known restrictions. We assess the potential route rather than assume a conversion is permitted.
Can my agent introduce the building?
Yes. Read our agent commitment and have your agent send the opportunity. Existing agency obligations remain relevant.
